Urban Tree Homes is a construction company based in Chennai. They focus on providing eco-friendly affordable ‘luxury’ homes & flats in and around the city. The company was founded in 2010 by two brothers – Abhishek Mehta and Abhinay Mehta. It seems they have initiated eight apartment complex projects till date and four of them have been completed. The company is a CREDAI member and their buildings have been rated by Indian Green Building Council (IGBC).
Recently, I — along with a few more bloggers in Chennai — was invited to their office for an interaction session with one of their founders – Mr. Abhishek Mehta.
He told us that an important USP of Urban Tree is quarterly customer meets that are organized regularly from the time a buyer pays the advance, until the flat is handed over to them, and in most cases even upto a year after the handover. In these meets, customers can directly ask all their questions directly to the top management and even give suggestions. How many builders in Chennai you know do something similar?
He also told us that they try their best to minimize the delays, that are common in the residential apartment industry, as much as possible. The maximum delay until now has been five months from the completion date committed initially, that too due to unforeseen circumstances like floods.
He told us that they are focussed on building green buildings and hence their insistence on active association and certification from IGBC. They use solar water heating, solar power for common area lighting, heat-reflecting glasses and tiles, additional layer of insulation, etc. In fact, one of his dreams is to build a Net-Zero/Passive house that are totally self-sustained. I hope the company also considers building beautiful tiny houses in small spaces, in the future.
We were then taken to tour three of their properties – Wow, Oxygen & Fantastic in Medavakkam, Perumbakkam and Vanagaram, respectively. We saw a demo house in their construction office in two of those properties, and in one of them we got to see the actual built & ready-to-occupy flat.
Here are some pictures from the rooms of the demo houses –
If you thought that was tastefully done, wait until you look at the pictures I took from the demo house at Fantastic – Vanagaram. Just like the name, the interior decoration was simply fantastic.
The above two pictures were taken at their properties at Medavakkam and Perumbakkam, that are close to the IT Expressway (OMR) in Chennai. I was simply stunned at the number of apartments coming up in that area.
The IT boom seems to have created a lot of demand and the company says that a sizeable percentage of their buyers are investors who buy the houses now, get some rental income in the intermediate years, and then sell the houses at a premium a few years down the line when the value appreciates considerably. Many of those investment buyers, it seems, are NRIs.
Most of Urban Trees homes are in the 800 – 1500 sq. feet range, with 1, 2 or 3 BHK configurations. The officials said that the company gives a lot of importance to the green cover around their apartments – In Oxygen, for example, they want to plant one-lakh plants in the vicinity of the complex so that the name ‘Oxygen’ can be justified!
Here is a view of the Oxygen apartment complex at Perumbakkam, near OMR. Most of their properties contain the car parking facility at the ground-floor level, and the houses are constructed from the first floor onwards. This particular complex, as you can see, has four levels of houses.
One thing that I liked in most of their properties is the use of large windows and Sliding French doors, as is the case with the Oxygen property you can see above. These glasses reflect sunlight & heat in the mornings and is reflective from the outside.
So you can remove your screen and allow maximum natural light to enter the house. This minimizes the need to use artificial lights in the day. In the nights, of course, you need to close the glasses with a screen from inside. If you keep the large doors/windows open, you can expect to get a lot of wind.
For some reason, I find the above corridor at Oxygen COOL 🙂 Urban Tree properties come with useful amenities like power backup, WiFi, CCTV, security intercom, water/sewage treatment plants, swimming pool, club house, gym. supermarket, kids play area, games, rooftop barbecue, etc. Since each property has its own list of amenities to offer, customers might want to check the full list at the location/property they are interested in.
The above three photos were taken at Urban Tree’s latest apartment complex – Fantastic, at Vanagaram. After looking how beautifully they have decorated the demo house there, I feel Urban Tree should also offer a standardized interior decoration as an option to customers who are willing to pay the additional price.
That way, customers can hire professional interior decorators at a low-cost. Due to the standardization, multiple homes might look the same after interiors have been done, but guests are going to visit only one house and hence each house will still look unique and beautiful! BTW, the Fantastic project has just begun – so this maybe the best time for you to get the best price and your preferred location/floor.
Here is the model of the apartment complex about to come up at Fantastic, Vanagaram –
If you wondering at the efforts that might have gone into the minutely designed model complex and its lighting, have a look at the unique leaf-shaped LED outdoor lights at their Oxygen project –
In the newer apartment complexes these LED lights — that already consume less power — will be powered by solar energy, which could bring down the maintenance costs even further.
Along with regular customer meets, Urban Tree also sends a monthly newsletter – Urban Life to customers updating them on the latest happenings. Combined with their promise to deliver on time and eco-friendly/sustainable building practices, Urban Tree seems like a good option for prospective buyers of flats in Chennai.
